What is the cost of an inspection?
The cost of an inspection varies depending on several factors such as the size, the age and the type of property that is to be inspected. Therefore, we suggest that we be contacted by telephone to discuss the inspection property and we can then provide a cost.

How much notice is required to book an inspection and how long does the actual inspection take?
We typically require notice of 3 – 5 business days to book an inspection. The time to do the inspection and report on site is usually about 3 hours, but can vary depending on the size, age and overall condition of the property.

Should the client be present for the inspection?
We always encourage our clients to attend the inspection when possible as it is beneficial for the client to learn about the property while the inspection is in progress.

Is infrared thermal imaging used as part of the inspection?
We do have an infrared thermal imaging camera that can be used to aid in areas where moisture or excess air leakage may be suspected. However, the following link provides some valuable information about infrared thermal imaging cameras and their limitations.

Do you provide a written warranty or guarantee?
We do not provide a written warranty or guarantee but as we are one of the oldest and most experienced companies in the industry, we remain available for consultation after the inspection. No home inspection can completely eliminate the risks associated with buying a property. However, our goal is to reduce the risks by apprising our clients of the overall condition of the property through our experience and thorough inspection process. Do you inspect for moisture and report on the presence of mold?
Although inspecting for the presence of mold is not part of home inspection standards of practice, our inspectors are well versed on conditions within the building structure that will support the growth of fungi and will advise our clients of them. Organic substances consistent with mold, if observed, will also be reported on with recommendations for remediation and necessary repairs to prevent a re-occurrence.

Do you use moisture meters to detect moisture in houses?
We do have moisture meters and do use them at our discretion to as an aid in determining areas where moisture may be suspected. However, the following link provides some information about moisture meters.
